Computerized Maintenance Management System (CMMS)

A Computerized Maintenance Management System (CMMS) is a multipurpose software tool used to create a working record of a facility's maintenance management data, including but not limited to equipment records, maintenance schedules, and work reports. A CMMS can even be used for managing inventory and placing external work requests.[1,2]

An advanced CMMS can help maintenance managers more easily design and monitor a facility's scheduled maintenance and inspections. It is also capable of generating, prioritizing, and tracking work orders and schedules. This is particularly helpful when it comes to preventive maintenance schedules.[1,2] With these capabilities, a CMMS can help owner-operators make decisions about calculated costs and when and where to use a facility's resources.
